French home insurance refers to building and contents insurance for your French property. It protects you against the main risks to your property such as fire, theft and water damage.
Do you need French home insurance?
When you have a French mortgage for your French property, the lending bank requires you to have a home insurance policy to cover damage to or loss of your property.
If your property is an apartment, the common areas of the building are covered by another policy taken by the “co-propriete” or owners association. You are required to insure your private part of the building.
For existing or new build French properties, the French home insurance policy must be in place before you complete the act of sale with the French notaire.
It is technically illegal for the French notaire to sign a transaction for any uninsured property.
The cost of home insurance is quite reasonable in France and the policy can be put in place quite quickly, within the day if there is an emergency.
Top tips:
- Be sure any French loan insurance product covers your nationality and situation. French insurance brokers and French banks are not international client specialists and often don't bother to check. We have rescued many clients from paying for insurance they could never collect on!
- Check that everything is included such as swimming pool, outbuildings, garages and fields.
- Be sure to take a policy that covers the cost of rebuilding or repair, and to repurchase lost items vs. covering only depreciated value.
- Save and scan all your receipts for expensive items. They are required for an insurance claim.
- Take a video of your home and all its contents every few years. Save it online so you can recover it if your computer is lost.
- How much cover is needed for contents? A good rule of thumb is 10,000 to 15,000€ per room.
- Take extra insurance for valuables such as paintings and antiques.
